Exterior Painting of 3 - Two-Story Residential Condominium Buildings

Project Location: Winter Park, FL

Project Description: Timothy Parks Roofing & Construction Inc. is seeking bids from qualified contractors for the exterior painting of three two-story residential condominium buildings. The buildings feature stucco exterior walls, multiple windows, balconies, and arched entryways. The total estimated exterior surface area to be painted is approximately 22,320 square feet. The project involves the application of three different colors: two body colors and one gloss white for the trim. Additionally, all expansion joints must be sealed with elastomeric caulk. The paint specifications will be provided by Sherwin Williams or a similar manufacturer. This project includes only the walls, trim, and doors; soffits and fascia are not included. All plants, concrete, and other surfaces must be protected to prevent overspray, spills, or drips.

Scope of Work:

  1. Surface Preparation:
    • Pressure wash all exterior surfaces to remove dirt, mildew, and loose paint.
    • Repair any damaged stucco or cracks.
    • Mask and protect windows, doors, and other non-paintable areas
  2. Sealing Expansion Joints:
    • Seal all expansion joints with Dynaflex 230 10.1 oz. Almond Premium Latex
      Exterior/Interior Window, Door, and Trim Sealant.
  3. Painting:
    • Apply primer to all prepared surfaces.
    • Apply two coats of BEHR PREMIUM® Elastomeric Masonry, Stucco & Brick Paint:
      • Two body colors for different sections of the walls.
      • Gloss white for the trim.
    • Ensure even coverage and finish on all surfaces
  4. Clean-Up:
    • Remove all masking materials.
    • Clean up and properly dispose of all debris and waste materials.
    • Inspect the completed work with the project manager to ensure customer satisfaction.
    • Ensure no overspray, spills, or drips on plants, concrete, and other surfaces.

Caulking Specs:

  • Product: Dynaflex 230 10.1 oz. Almond Premium Latex Exterior/Interior Window, Door, and
    Trim Sealant

Paint Specs:

  • Product:BEHR PREMIUM® Elastomeric Masonry, Stucco & Brick Paint
    • Highlights:
      • Flexible high-build coating, bridges hairline cracks, and can stretch up to
        600%.
      • Durable low sheen finish.
      • Alkali, mildew, and dirt resistant finish (ideal for new or weathered stucco).
      • Covers up to 625 sq. ft. per bucket.
      • Withstands 98 mph wind-driven rain.
      • Easy clean-up with soap and water.
      • 100% acrylic latex.
    • Product Usage:
      • 2 Coats Required.
      • 4-6 Hr. Dry Time.
      • 75-125 Sq. Ft. Coverage per Gallon.
      • Soap & Water Clean-Up.
      • Best for use on properly prepared exterior vertical surfaces such as stucco,
        masonry, concrete, concrete block, or brick as well as adjacent wood and
        metal surfaces. Not for use on horizontal surfaces subject to foot traffic.
